Condos Cost More Than Houses in Fort Lauderdale Right Now. Here Is Why

For most of the last decade, the assumption in South Florida was simple: houses cost more than condos. In 2026, Fort Lauderdale condos over $1 million are selling for more than single-family homes.
Where Fort Lauderdale Condos Now Sit
Across Broward County in 2026, the median closed condominium over $1 million sold for $1,690,000. The median single-family home over $1 million sold for $1,520,000. Both figures are drawn from closed transactions recorded with the Broward County Property Appraiser.
On a per-square-foot basis, the gap is wider still. Condos closed at a median of $841 per square foot, compared with $515 for houses.
What Is Driving Fort Lauderdale Condo Prices Higher
Two things, and they pull in the same direction.
The condo pool at this price point is newer. A large share of $1M+ condo transactions are in buildings delivered in the last six years, in oceanfront and Intracoastal positions that simply do not exist in the single-family inventory. National context on the condo and single-family spread is tracked by the National Association of Realtors.
Location per square foot. A condo buyer at $841 per foot is buying a position: direct ocean, a specific floor, a specific view corridor. A house buyer at $515 is buying land and structure in a market where land is not the scarce ingredient it is on the beach.
The Time Difference Matters More Than the Price Difference
Houses over $1 million sold in a median of 48 days. Condos took 87 days, nearly twice as long.
That is the number sellers should be watching. The condo market is transacting at strong prices, but it is a slower, more deliberate market with a more selective buyer. Pricing for a 48-day house timeline in an 87-day condo market is how a listing ends up in the reduction cycle.
What This Means for You
If you own a house, your market is moving faster than the headlines suggest. Correct pricing produces a buyer inside of two months.
If you own a condo, the price is there but the patience has to be too. Plan the marketing runway for three months, not six weeks, and price so the first wave produces the offer.
