Amendment 3 on Nov. 3 ballot: average Broward homesteader could save about $2,300 a year by 2028
October 20, 2026
Amendment 3 would raise the homestead exemption on non-school property taxes to $150,000 in 2027 and $250,000 in 2028, then index it to inflation. It needs 60% of the vote on Nov. 3. Broward Property Appraiser Marty Kiar estimates average savings of about $1,300 in year one and $2,300 in year two, and says Save Our Homes caps and portability stay in place.

Why it matters
Because it is a homestead exemption, it only helps buyers who make Florida their primary residence. That gives Marder Group a concrete, dollar-based reason for New York and New Jersey buyers to relocate rather than buy a second home.
